Gurgaon Luxury Real Estate 2026: Why SPR & Dwarka Expressway Are Leading the Growth Story

Gurugram's luxury market is no longer a niche; it is now the engine of the city's housing story. Two corridors, Dwarka Expressway and Southern Peripheral Road (SPR), account for most of the action. Here is what the data actually shows, why these corridors lead, where the risks sit, and how to buy on them with your eyes open.

Key Takeaways

  • Anarock reports that average residential prices on Dwarka Expressway have risen about 135% since 2021, to roughly ₹14,180 per sq. ft. in H1 2026, now above Gurugram's average of ₹13,350.
  • JLL data for H1 2025 showed Gurugram accounted for about 91% of NCR's luxury sales (₹5 crore and above), with SPR and Dwarka Expressway together driving around 61% of the city's high-end deals.
  • Infrastructure supports the demand, but not every promised link is finished. Some, such as the metro extension, are still proposals.
  • Strong past growth is not a forecast. With sizeable unsold inventory on Dwarka Expressway, project selection matters more than corridor selection.

Gurugram's luxury market in numbers

The shift towards premium housing in the National Capital Region has been dramatic, and Gurugram sits at the centre of it. According to JLL, sales of homes priced at ₹5 crore and above in NCR rose 9% year-on-year to 5,168 units in the first half of 2025, even as overall housing sales in the region fell 23%. Gurugram contributed roughly 91% of those luxury transactions, and SPR alone captured about 39% of the city's luxury deals.

At the very top end, a report by India Sotheby's International Realty and CRE Matrix found that ultra-luxury sales (homes priced at ₹10 crore and above) in the Gurugram market reached about ₹24,120 crore in 2025, up from roughly ₹4,004 crore in 2023. In the first quarter of 2026, JLL described Delhi-NCR as the strongest-performing housing market in the country, with sales up 8% year-on-year and Gurugram leading the way.

These figures explain why developers have concentrated their most ambitious launches here. They also explain why buyers need to be more selective than ever: when everyone is running in the same direction, entry price and project quality decide who benefits.

Why Dwarka Expressway leads

Dwarka Expressway (NH-248BB) is a roughly 29 km, access-controlled corridor connecting Shiv Murti near IGI Airport with the Kherki Daula toll plaza, with about 18.9 km in Haryana and 10.1 km in Delhi. The Haryana stretch was inaugurated in March 2024, and it has since changed how buyers think about Gurugram. For the first time, a large part of New Gurgaon sits a short drive from the airport, Aerocity and West Delhi.

The price response has been striking. Anarock's September 2026 analysis estimates that the corridor's average residential price climbed from about ₹6,032 per sq. ft. in 2021 to about ₹14,180 in H1 2026, an increase of around 135%, and now above the city average. It also counted roughly 38,680 residential units launched between 2021 and H1 2026, with 3 BHK homes making up 39% of supply and 4 BHK and larger homes another 28%.

Demand drivers are easy to see:

  • Airport and Delhi access. Sectors such as 106, 103 and 113 offer some of the shortest airport drives from any Gurugram address.
  • Institutional anchors. The Yashobhoomi convention centre in Dwarka, which opened in 2023, and the planned Diplomatic Enclave II add commercial and hospitality activity to the catchment.
  • Pipeline projects. UER-II, the 1,000-acre Global City Gurugram and a proposed metro extension towards the corridor are all expected to add connectivity and employment, although timelines depend on approvals and execution.

The best-located pockets, such as M3M Capital at the Delhi border in Sector 113, take this "already almost in Delhi" logic to its extreme.

Why SPR leads

Southern Peripheral Road has become the city's most active luxury launch corridor. It links Sohna Road, Golf Course Extension Road and NH-48 via the cloverleaf near Kherki Daula, which makes it a natural spine for large, low-density gated communities. JLL's analysis singled SPR out as the standout hotspot, driven by new launches from top developers.

Recent launches show the pattern. Signature Global's licence agreement with Tonino Lamborghini created a 12.4-acre, 812-residence project on SPR in Sector 71, announced in April 2026. DLF Privana North in Sectors 76 and 77 brings a legacy developer's township scale, backed by Aravalli views. Buyers here are paying for scale, brand and amenity depth rather than pure proximity to Delhi. Company disclosures indicate the first phase of the Tonino Lamborghini project drew a strong response, and Signature Global reported a higher average sales realisation in the quarter ended June 2026, a sign that buyers on this corridor are still willing to pay for differentiated product.

In practice, the two corridors are complements rather than rivals. A buyer who commutes to West Delhi or flies frequently will usually lean towards Dwarka Expressway, while a family rooted around Golf Course Road, Sohna Road or Cyber City will often find SPR more natural. Deciding which daily journey matters most to you is a better starting point than any price chart.

What the "20% growth" story gets right, and what it leaves out

You will often hear that these corridors deliver 20% or more annual capital growth. The trend is real: a 135% rise over roughly five years works out to a compound rate in the high teens. But it is a historical average across a period when the expressway moved from promise to reality, and buyers who entered early captured most of it.

Three caveats matter. First, the corridor's average price is now above the city's, so the easy re-rating is behind us. Second, Anarock estimates around 10,770 units are currently unsold on Dwarka Expressway, roughly 18 months of inventory at the current sales pace. Third, real estate returns are location-, developer- and unit-specific; the average tells you very little about the flat you would actually buy.

Our view

Treat any single growth percentage as a headline, not a promise. The sensible question is whether today's price is fair relative to comparable projects, and whether the developer will deliver on time.

How to buy on these corridors: a seven-point checklist

  1. Verify RERA registration on the Haryana RERA portal, including the promoted completion date.
  2. Check the developer's delivery record on past projects, not only the brand's reputation.
  3. Benchmark the price per sq. ft. against at least three nearby projects at a similar stage.
  4. Study the payment plan. Construction-linked plans reduce risk compared with heavy upfront payments.
  5. Read the full cost sheet covering GST, stamp duty, parking, club membership and maintenance deposits.
  6. Assess infrastructure honestly. Separate operational roads from proposed metro or township projects.
  7. Plan your exit. Ask who your likely resale buyer is and how many similar units the project will release.

Projects worth shortlisting

On Dwarka Expressway, our advisors most often compare M3M Capital Golf Residences (Sector 113, golf-facing apartments with a nearer possession window), Westin Residences (Sector 103, hospitality-branded living) and Elan The Emperor (Sector 106, presidential-scale residences).

On SPR, the shortlist usually includes DLF Privana North and Signature Global Tonino Lamborghini. You can browse every option on our residential projects page, filtered by corridor.

Risks to weigh before you commit

  • Supply overhang: large launch volumes can slow price growth in specific pockets.
  • Delivery delays: even RERA-registered projects can slip; keep a buffer in your plan.
  • Infrastructure timing: metro lines and township projects move on government timelines.
  • Interest rates and liquidity: premium homes take longer to resell than mid-segment ones.

Frequently asked questions

Neither is universally better. Dwarka Expressway rewards buyers who value airport and Delhi access, while SPR suits those who prefer scale, brands and established neighbourhood links. The better investment is the well-priced project from a reliable developer in either corridor.
Prices have risen sharply since 2021, and Anarock notes the corridor now trades above Gurugram's average. Future movement will depend on infrastructure delivery, supply absorption and interest rates, so it is safer to plan for moderate growth than a repeat of past gains.
Under-construction homes usually cost less and allow staged payments, but carry delivery risk. Ready homes cost more yet remove uncertainty. RERA registration and developer record narrow the risk considerably on under-construction purchases.

The bottom line

Dwarka Expressway and SPR lead Gurugram's luxury market for good reasons: real infrastructure, credible developers and strong buyer demand. The opportunity is real, but it now rewards discipline over enthusiasm. If you would like a side-by-side comparison of current launches, with verified pricing, possession dates and honest pros and cons, our advisors will prepare one for you.
